It has been an interesting summer for real estate.

With the looming backdrop of CMHC forecasting an up to 18 per cent drop and industry pundits spinning in circles trying to figure what the heck is going on, home buyers once again have proved the “experts” wrong and waded back into the market. In the Westshore, single detached homes and condos have continued to climb in price due to continuing high demand, low availability, and a growing number of amenities.

According to the Victoria Real Estate Board (VREB)’s latest stats, the MLS® HPI benchmark value for an average condominium in the Westshore in August 2019 was $396,100, while the benchmark value for the same condominium in August 2020 increased by 5.8 per cent to $418,900, and increased by 2.1 per cent from the July value of $410,100.

Triple Crown Community is in the Westshore, on the east flank of Langford west of Costco near the Leigh Road Trans Canada Highway interchange. Both have docks and boat launches and are excellent for fishing, kayaking and swimming.

New Schools

School infrastructure is a very important amenity for families which always has a positive impact on real-estate investments. Early in 2020, the provincial government announced plans for a future secondary school adjacent to Costco. The school district is also making plans for an elementary campus.

Cultural Development

Pacific Maritime Centre - a future cultural amenity in Langford B.C.Langford is committed to more cultural developments and they are making plans with the Maritime Museum of B.C. for a modern new facility at 790 McCallum Road which will house a planetarium, sky deck, conference centre, performing arts theatre and of course, the museum. The planned 40,000 square foot conference centre and 1,200 seat performing arts theatre within the new Pacific Maritime Centre will be a welcome addition to the city’s cultural vitality.

Nieghbourhood Beautification

The Developer of the tract of land on the north side of McCallum Road is paying for frontage improvements including new sidewalks, landscaped boulevards and traffic safety. Their work should conclude towards the end of 2020 to coincide with our Residence 2 completion date.
